Last Quarter, 2009 Market

According to our Amelia Island Greater Nassau County Multiple Listing Service, our market showed improvement during the last quarter of the year compared to the same period as last year.

During October, November, and December of 2009, there were 36% more closed sales and the dollar amount of those sales increased by 31%.  The median sales price and the average sales price decreased.  Median sales price for the quarter was 10% less and the average sales price dropped 5%.

The improvement is even more encouraging when comparing all of 2009 with 2008.  For the year, there were only 3.5% more closed sales; the dollar amount of those sales decreased 15%; the median sales price decreased 15%, and the average sales price decreased more than 18%.

We are still a long way from the peak year 2006, but it’s certainly encouraging.
